- Call 07453 012938 in case of an emergency (including Flood & Fire) whilst staying at Windmill Barns.
- Windmill Barns holds a contract with Parker Holiday Lettings Ltd who in turn hold a contract with the guest who is letting the Barn for the arranged time.
- Parker Holiday Lettings Ltd does not hold any responsibility for personal injury to the guest and his/her invitees or loss or damage to their property or for matters the owner has no control.
- This agreement is made on the basis that the property is to be occupied by the guests (holiday makers) for a holiday as mentioned in the Housing Act 1988 Schedule 1 paragraph 9 and the guests acknowledge that the tenancy granted by this agreement is not an assured tenancy and that no statutory periodic tenancy will arise when it ends.
- Bookings cannot be accepted from persons less than 18 years of age. Group bookings of single sex parties are not allowed unless agreed and arranged with the owner.
- Parker Holiday Lettings Ltd strongly advise guests to take out comprehensive travel insurance and accept responsibility for any loss that they may incur due to cancellation.
- A 20% deposit must be paid when making a booking which in all instances is non-refundable.
- Bookings are valid when written confirmation is received from Parker Holiday Lettings Ltd T/A Windmill Barns Holidays.
- Once Parker Holiday Lettings Ltd T/A Windmill Barns confirms the booking, the guest is responsible for the full balance of the cost of the holiday. This shall be paid no later than 42 days before the booking is due to commence. Barn Choice or bookings dates cannot be altered within 42 days of the holiday.
- Parker Holiday Lettings Ltd. reserves the right to re-let any holiday where any monies due are more than 7 days in arrears.
- All bookings are subject to breakages charges. The guest must report and pay to Parker Holiday Lettings Ltd. the cost of any damage or breakages made during their holiday occupancy. The Owner reserves the right to make a charge where guests have contravened Parker Holiday Lettings Ltd. request for their property to be smoke-free as all properties are non-smoking.
- In the event of the accommodation becoming unavailable (such as fire or flooding), the Owner will endeavour to provide the guest with suitable alternative accommodation or will refund all monies paid or a proportion in the case of curtailment. We cannot however pay any compensation or expenses because of such an event.
- After a deposit is paid, any guest requiring a booking to be altered (such as change of barn or dates before 42 days prior to the holiday) will be charged £25.00.
- The guests shall keep the property, all furniture, fixtures, fittings and effects in or on the property in the same state of repair as at the commencement of the holiday and shall leave the property in the same state of cleanliness and general order in which it was found.
- Before leaving the Barn the following should be completed; empty bins and take rubbish to bin store, all dishes to be clean and back in the cupboards, wipe down the oven, tidy bathrooms and toilets, unmake beds and gather bedding and towels in the laundry bag provided near the front door. If Parker Properties Ltd believes this is not done they reserves the right to make an additional charge of up to £75.
- Parker Holiday Lettings Ltd, T/A Windmill Barns endeavour to maintain our hot tub hygiene at a safe level as per legal guidelines. Because of this, it is not possible to have hot tubs pre-heated at check-in due to the ecological nature of the Eco-Tubs. However, our specialist 6 seater tubs heat up to full working temperature within 2 hours of being lit. If during a visit if work to maintain optimum microbiological or chlorine levels must be carried out a Hot Tub may become temporarily unavailable during your stay. Furthermore, the displayed hot tub guidelines at each Barn must be followed by our visitors, you will also be given one demonstration per stay and up to a maximum of 2 bags of specialist kiln dried logs will be provided per barn per week (1 bag for short breaks). Further bags will be available to purchase. If the water levels become unsafe during a stay, then the hot-tub will be condemned 'out of use' for the rest of the stay or the Barn Occupants can pay £100 for a full change and clean of the tub.
- The guests right to occupy the property may be forfeited without compensation if a) More people or pets than declared at the time of booking or before the commencement of the holiday to Parker Holiday Lettings Ltd and/or the number the property holds, attempt to take up occupation. b) Overnight guests are entertained without Parker Holiday Lettings Ltd prior permission. c) Any activity is undertaken which is illegal, or may cause unreasonable damage, noise, behaviour or disturbance. d) Smoking has taken place in a designated “No Smoking” property.
- In the event of there being cause for complaint concerning a property, the matter shall be taken up with the Parker Holiday Lettings Ltd at once. It is important that this is done whilst you are still at the property so that an on the spot investigation can be made if necessary and remedial action taken if required. In no circumstances, will compensation be considered for complaints raised after the holiday has ended when the guests have denied Parker Holiday Lettings Ltd. the opportunity of investigating the complaint and to remedy matters during the holiday.
- Parker Holiday Lettings Ltd or their representative shall be allowed access to the property at any reasonable time during any holiday occupancy.
- All Disability Aids, Hot Tubs, and equipment Windmill Barns Site, including housed animals/livestock are used at the Visitors own risk.
- Access to all housed Animals/Livestock on the Windmill Barns site is by prior arrangement only.
- Any dogs visiting Windmill Barns must be paid for in advance - all dogs must be above 12 months old.
- Management reserve the right to make price alterations if necessary.
